HOUSE RULES

Complying with the House Rules at 2255 Wildcat Trail is a requirement for staying at our home. Failure to adhere to the House Rules may result in penalties such as deductions from the security deposit, additional charges for damages and/or eviction. Please take 3 minutes to carefully review the 10 House Rules.

  1. General Requirements:

    • Have fun, relax, and enjoy the views! This is our family home so please be respectful of our furniture, art, amenities, etc.  We hope you enjoy the house and amenities as much as we do!

    • Please give us the opportunity to try and solve any problem you may have during your stay. We are on call/text/email 24/7, and our property manager lives 10 minutes away. 

    • NO FIRES/CAMPFIRES, NO FIREWORKS, NO FIREARMS!  The only fire allowed is the remote controlled fireplace in the living room and the outdoor propane grill.  This is an HOA and Gunnison County rule for the entire neighborhood due to the distance from the fire department.  Immediate phone call to the police and fire department will ensue if any of these rules are violated and you will be evicted from the property.  

    • DO NOT BAIT/FEED BEARS OR LEAVE ANY TRASH/FOOD OUTSIDE!  KEEP THE DOORS SHUT WHEN NOT IN USE!  We had a bear enter the house in the summer of 2023 when one of our renters left the house with the sliding doors wide open. Also, please keep both garage doors shut when not in use so bears/critters can not get into the garage trash cans.    

    • No use of candles, incense, or other products with an open flame.  The only exception to this rule is the remote control fireplace in the living room and the propane grill.  Do not put anything in the fireplace.  

    • No shoes in the house.  Please leave your shoes in the garage or by entry ways. 

    • Smoking/Vaping is not permitted at 2255 Wildcat.  100% of your security deposit will be deducted.

    • Pets are NOT permitted at the 2255 Wildcat unless prior written approval from the host and a pet fee has been paid.  Please make sure pets stay off beds/furniture and that their feet are clean before entering the property. 

    • Parties and/or large gatherings of any kind are strictly prohibited at 2255 Wildcat.  Immediate phone call to the police and eviction from the property will ensue if this rule is broken.  

    • Guests are fully responsible for the safety and security of themselves and their children at all times.

    • Guests and visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours.

    • Locked owner’s closets, mechanical room, owner’s vehicles and the greenhouse are OFF LIMITS to guests.  

    • Our house is on a septic system so only toilet paper goes down the toilets.  Everything else needs to be thrown away in trash cans.  Also, please be kind to the garbage disposal.

    • Only confirmed registered guests are permitted in our home who were approved at the time of booking. No extra guests or visitors after booking unless prior emailed approval from Jordon. 

    • Do not use the premises for any illegal activity or substances.

    • No furniture is to be rearranged or moved from one room to another.

    • Nothing is to be removed from the property - towels, blankets, toys, iPad, phone chargers, etc. are to stay at the property at all times.  

    • No commercial filming, recording or photography while on the property.

    • All guests are to abide by checkout procedures. 

    • The fee for lost garage door openers and gate clickers is $75/each.

    • Clean up spills and crumbs.  We don’t want critters and mice at the house.   

  2. Safety Concerns:

    • In the winter time, snow/ice can slide off the roof at any time and could seriously injure you if you are under it. Please make sure all kids are aware of this while playing in the snow around the property.  Also, do not park your vehicle under the roof overhang in the winter time so your vehicle does not get damaged by sliding snow/ice.

    • Make sure you stay away from the steep ridge in both the summertime and winter time. This ridge is very steep and you do not want to go down there. In the winter time snow could slide out from underneath you and cause a mini-avalanche if you are playing on the ridge so please make sure adults/kids stay away from this ridge.

  3. Damages and Breakages:

    • Accidents happen.  Things can be fixed and things can be replaced, but only if we are aware.  All damages and breakages must be reported to Jordon immediately. Failure to report them will result in a penalty deduction from the security deposit.

    • Guests agree to reimburse 2255 Wildcat CB, LLC for all the damages or losses caused to 2255 Wildcat real and personal property, or third persons or their property arising out of or related to the negligent act or omission or willful misconduct by the guests and/or visitors.  If damages exceed the security deposit, the excess amount will be billed to the guest and reported to Airbnb/VRBO and guests agree to pay this amount.

  4. Vehicles:

    • 4 vehicles max at the property and we do not allow trailers or campers. No exceptions unless prior written approval from the host.

    • No cars should ever be left on Wildcat Trail which is the main dirt road before the paved driveway.  Cars are to only be parked on our paved driveway.

    • Guests are to comply with the neighborhood speed limits and drive at a safe and courteous speed.

    • Guests shall not touch the owner's vehicles and other miscellaneous equipment in the garage.

    • Winter time only - Do not park your vehicle or play under the roof underhang.  Snow can slide off the roof at any time and damage your vehicle/windshield if you are parked under the roof or could injure you if you are playing under it.  

    • Do not leave food in your vehicle - bears will try to get into your vehicle if they smell food.

  5. Security:

    • Any time guests leave 2255 Wildcat, it is their responsibility to ensure all windows and doors are closed to maintain security and prevent rain, snow, and water damage.  

    • Guests must switch off lights/electronics/fireplace/etc. when not in use to promote energy saving.

    • We have exterior surveillance cameras and additional cameras in the garage and off-limits mechanical room.

  6. Outdoor Deck Areas:

    • Guests must supervise children at all times when using the deck areas and the hot tub.

    • Do not lean against the deck railing or put any weight on the railing.

    • 6 people max in the hot tub - Tub will overflow if more than 6 people are in it.  No glass in the hot tub.  Do not splash so the TV and Soundbar do not get damaged - they are not waterproof.  Select Youtube TV to watch TV.

    • When the umbrella on the table is not in use, always fold the umbrella to the down position. Wind can blow it away if it’s left open.

    • Make sure to turn the propane off after each use of the grill. Extra propane can be found in the garage.  Fire extinguisher is located in the cabinet below the grill.

    • Remove all trash from the deck and do not leave any food unattended on the deck.

  7. Garbage & Recycling:

    • Guests are to dispose of garbage and recycling in the allocated trash cans, and excess rubbish must not be left in living areas or outside.

    • Please take full garbage bags to the garage and leave the bags in the designated trash or recycling bins in the garage.  We will dispose of the trash after you checkout. 

    • We do have bears in the neighborhood so do not leave any trash/food outside or in your vehicle.  DO NOT BAIT BEARS!  We had a bear inside our house room in the summer of 2023 because one of our renters left a door open.

  8. Injury/Incidents:

    • First-Aid kits are located in the cleaning closet next to the top of the stairs and both the master and mini-master closets.  

    • Fire extinguishers are located in the garage, mechanical room, cleaning closet upstairs, under the kitchen sink, and under the grill.

    • In the event of an emergency relating to the Vacation Rental, your emergency contacts are:

      • 911 - In the event of fire or serious medical injury

    • Gunnison Valley Hospital - If a serious injury occurs this is where you need to go.  Located at 711 N Taylor St, Gunnison - 45 minutes away -  (970) 641-1456

    • The GVH Mountain Clinic - This is the closest medical facility to the house and is located at the base area of the ski mountain.  9am-5pm are the hours of this clinic.  Located at 12 Snowmass Road, Mt. Crested Butte, below the base of the Silver Queen lift. - 20 minutes away - (970) 349-0321

  9. Compliance:

    • Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

    • The owner and manager reserve the right to withhold the security deposit and/or evict guests/groups from the property who refuse to follow these House Rules.
